Thats the point i was trying to make earlier, it's all subjective (I keep using that word but don't really know what it means) and/or relative. We recently got caught up in the housing market crash of late, we had the old place on the market before the crash and a buyer came along with top dollar cash, before we got to contract the crash started, the buyer then started playing for time ('till the market dropped further) when it hit the bottom he the came back with an offer of 80,000 less, we told him to f off and ditto to the agent, re listed within days with another agent found another cash buyer within a week, took 55,000 less than when it was first put on the market as in the begining of this post. Everyone said Oh you sold it at a loss then..Er no, I only paid 50,000 for it plus another 15,000 doing it up. turns out that with the proceeds of the sale we bought two places for the price of one, the one we now live in and another one, just sold the other one after barely 12 months ownership, it's been empty since we bought it and I only went there once to check the electric meter, anyway decide to sell it as we have not spent a penny on it since puchase except for council tax and insurance, the market here is flat, however we had a cash buyer and within a few days the deal was sealed we sold it for more than we paid for it in a flat market, after all purchase and selling expenses, council tax etc it cleared just over 16.5 % in just over twelve months, I was advised I would not get my money back...so much for that then, it's all relative.
